Q: Are Property Inspections Required?

A: Mortgage lenders or insurance companies may require certain inspections, such as wind mitigation or a 4-point inspection, especially for older homes.


Although inspections are not legally required for the sale of a property in South Florida, 84-88% of buyers choose to have one done before closing to identify any potential issues.

Q: How Long Do Inspections Take?

A: A standard property inspection typically takes 2 to 4 hours, depending on the size, age, and condition of the property. Larger or older homes with more complex systems may take longer to inspect.


 At Palm Beach Inspections, we have an eye for detail and don't rush the process. On larger, more extensive property inspections, we will bring more than one licensed inspector from our team to get the job done in a thorough, efficient manner.

What Does a Property Inspection Include?

A: A South Florida property inspection generally includes a visual evaluation of the building's structural and mechanical systems, such as:

  • Roof
  • Foundation and structure
  • Plumbing
  • Electrical systems
  • HVAC systems
  • Windows and doors
  • Attic and insulation
  • Moisture/water intrusion 


At Palm Beach Inspections, we also offer these additional inspection services:

  • Sewer scope
  • Air sampling for mold spores
  • Thermal imaging
  • Third-party WDO (Wood-Destroying Organism) report for termite inspection

What Will My Inspection Report Look Like?

A: The inspection report will be a detailed document, including:

  • A summary of findings (both positive and negative)
  • Descriptions of issues with recommendations and/ or solutions
  • Photos of deficiencies

Are Inspection Reports Public Record?

A: No, property inspections are not public records. The report is confidential and shared only with our client. If the client wishes, we can also share it with their realtor or other designated parties upon their request.

Are Property Inspections Worth It?

A: Yes,  inspections are generally considered worth it as they help identify potential problems before purchasing a property. In South Florida, where buildings are subject to hurricanes and specific environmental factors (like moisture and termites), inspections can save you from costly surprises later on.
